OPEC were commissioned to deliver a Cat B fit out within an existing warehouse space, joining the project mid-design following introduction by the client’s architectural team. From this point, OPEC worked collaboratively through the remainder of the design phase, bringing practical, hands-on delivery experience to shape the scheme and ensure it was buildable, compliant and aligned with the client’s aspirations.
The client’s brief focused on creating an open, airy environment that maximised natural light while maintaining a warm, homely feel. Extensive use of full-height seamless glazing allowed light to flow throughout the space, with mezzanine floors introduced to create visual connection, openness and depth across levels.
Exposed services were carefully integrated to retain the character of the original warehouse, while softer finishes, considered lighting and homely furniture were layered in to balance the industrial aesthetic. The result is a modern, state-of-the-art office environment that successfully transforms a utilitarian warehouse into a welcoming, functional and inspiring workspace, delivered by OPEC from concept through to completion.
